David Fuller Presents Guest Lecture at The George Washington University on Hotel Valuation and Market Trends

Professor Larry Yu invited David Fuller (MAI) to speak to graduate students about hotel valuation in a recessionary economy and future prospects for the hotel industry.

Washington, D.C., February 3, 2010: David Fuller, Managing Director of HVS’ hotel consulting and valuation office in Washington, was a guest lecturer for Professor Larry Yu, chair of the Department of Tourism and Hospitality Management of The George Washington University’s School of Business.
Professor Yu’s course follows Hotels and Motels - Valuations and Market Studies, a book of fundamental methodologies written by Steve Rushmore, founder and President of HVS. David’s lecture included highlights from Rushmore’s current valuation seminar designed for the Appraisal Institute. David also presented the updated HVS hotel industry trends report along with insights into the local and national markets.
“My goal was to enlighten students on how economic and market dynamics affect perceptions of property value,” said Mr. Fuller. “For example, a 20% drop in RevPAR coupled with a 200-basis-point increase in cap rates puts many hotels underwater in terms of loan-to-value on their existing debt. Applying up-to-date analytical methods to actual hotel properties and markets in flux is the challenge for hotel consultants and appraisers.”
“David provided the class with real-world examples of valuation challenges currently faced by professionals,” said Mr. Yu. “With sharp wit and pop quizzes on hotel trivia, David kept the class riveted and eager to learn more.”
Mr. Fuller was recently selected to sit on the Leadership Council for the university’s Department of Tourism and Hospitality Management, of which Professor Yu is the chair.
Mr. Fuller and Professor Yu are co-planning a symposium to look into the impact of the continued delay in the construction of a convention hotel for the Washington Convention Center. The symposium, co-sponsored by The George Washington University and HVS, will take place in Washington in April, with a specific date to be announced.
